Welcome to your new home. Carleson Homes and Development Inc. (CH&D) is committed to produce professional warranty within a reasonable time frame. Your new home was built by the combined efforts and expertise of many different contractors all being overseen by CH&D Therefore other contractors that worked on your home have warranties also.
If you have a specific problem with electrical, plumbing or mechanical please call the contractor specifically. All other warranty issues will be assessed and compiled through CH&D All warranty issues directed to CH&D shall be though fax, email or mail. Please address these problems to the warranty coordinator. You should be contacted within 24 hours to schedule all warranty items. Also, please make sure that you are specific in your request.
The best way to address these things are in a "bullet type" of format. Such as:
1) lower toilet leaking around base
2) Upper Master Bedroom Door needs adjusting - will not close
This makes it much easier for us to know who to send out to your home, get the job done faster and makes your life easier in the process! Reporting Procedures Sixty -Day Report In order for our service program to operate at maximum efficiency, as well as for your own convenience, we suggest that you wait 60 days before submitting a warranty list. This allows you sufficient time to become settled in your new condominium and thoroughly examine all components.
If you would like to leave a key for us to enter your home while you are away, please make note of that on the report. Please, also let us know if there are any pets in the home, those that cannot be let out - those that might BITE too!
Mid - Year Reports There may be things that come up during the year that cannot wait for the Year End Report. Please feel free to submit a warranty request. Our Warranty Coordinator will review your request and schedule a time to check it out. Please make sure you include your contact phone numbers on the warranty form - e-mail address are very helpful as well.
It may be that your warranty request falls into the Year-End Report status. This is for "one time" fixes. Those are best left to the end of the year, Your Warranty Coordinator will assess the work and let you know as soon as possible Year-End Report Near the end of the eleventh month of your one year warranty, you will receive a letter from us reminding you of the end of the warranty period. If you have any warranty items such as settling cracks, doors out of adjustment etc, please use the form provided to notify us so our warranty coordinator can schedule an appointment with you. We will also be happy to discuss any maintenance questions you may have that time.
Emergency Service - These service numbers should be in your homeowners manual. As each home we build uses different subcontractors, we are unable to list for you those who worked on your home. You will find these emergency phone numbers on page 2 of your homeowners manual. Emergency, as defined by the warranty, includes the following:
1. Total loss of heat when the outside temperature is below 45 degrees.
2. Total loss of electricity. (Check with utility company proper to reporting this circumstance to Carleson Custom Homes Inc. or electrician)
3. Plumbing leak that required the entire water supply be shut off.
4. Total loss of water, (Again, check with your water department o be certain the problem is not a general outage in the area.)
5. Gas leak. (Contact your utility company or plumber if leak is at the furnace of water heater supply lines.) During business hours, call the Carleson Homes and Development main office at 376-5700. After hours, weekends or holidays, call the necessary subcontractor directly.
Kitchen Appliance Warranties The manufacturers of the kitchen appliances will work directly with you if any repairs are needed for these products. Customer service phone numbers are listed in the use and care materials for the individual appliances. Be prepared to provide the model and serial numbers of your item and the closing date on your home. Appliance warranties are generally for one year; refer the to literature provided by the manufacturer for complete information.
